As you work through the listing contract with your chosen agent, keep in mind that the standard contract can be modified to suit your needs. With any kind of listing, if the agent brings you the deal that the listing calls for (full price and exact terms offered by a buyer who is ready, willing and able to buy), you are obliged to pay a commission—whether you accept the deal or not.
