Best landscaping design

Kenorah Design & Construction, Delta

This Tsawwassen waterfront home received a full landscape treatment, changing overgrown front and rear gardens into functional, fun spaces. Work included a new paving stone driveway framed by garden beds and changing an old garage into a custom boat storage and guest suite/ studio, complete with outdoor sunken shower. Extensive improvements to the rear garden feature a waterfall and pond, custom cedar arbor and wrought-iron gate, and even handmade totem poles imported from Thailand. A custom lighting package adds nighttime drama and security. Plantings address all-season colour and drought-tolerant plants that can handle the sea air.

Best landscaping design

J KB Construction, Port Coquitlam

The challenge here was to create a multi-zone, low-maintenance landscape for all-season use, with an emphasis on making it all look natural. It took some creativity from JKB Construction.

For example, the front stairs and walkway appear to be natural granite but are actually hand-carved faux concrete. Berms planted with trees and decorative grasses extend along the driveway to enhance the mountain setting and create a sense of arrival.

Two small, disconnected rear patios were joined into a single, two-level outdoor "room" that spans the home's south wall and features distinct cooking, lounging and dining areas. The concrete's multi-layered colour treatment creates the illusion of ancient, weathered boulders reshaped into contemporary designs.

A heavy timber pergola with expansive overhang echoes the surrounding mature cedars and forested setting. A tempered glass cover (pressure plate installation) is almost invisible, yet allows four-season enjoyment of the outdoor kitchen with gas barbecue, ice chest and prep space. Dados in the timbers conceal the extensive wiring.

RJR Construction, North Vancouver

This 1910 Edwardian heritage house in North Vancouver had a 670-square-foot basement with six feet or less headroom and was therefore virtually unusable. RJR Construction's solution was to raise the entire house by approximately one foot, as allowed by local zoning, and then excavate down to create 1,500 square feet of eight-foot-high living space.

As part of a whole-house renovation of the heritage home, all existing exterior finishes were maintained or replicated in order to keep the original architectural look. Matching features included knee braces, siding, trim, railings and even a weather vane.

The RJR workmanship matched the quality of work performed by the original craftsman and restored a grand North Vancouver home to its former glory, with the addition of energy-saving features.

The remake of this 1920s house in Ladner was based on preserving the heritage styling while creating a super energy-efficient, modern home. The heritage cues include compatibility of siding, stained glass windows and detailing such as dentals and corner braces on the new exterior. The entire house was lifted and a new lower floor was added, while an existing loft was expanded upstairs. Hammertime Construction, Vancouver

In one of the most dramatic makeovers in this year's Georgie competition, Hammertime Construction and Portal Design, both of Vancouver, transformed this 1950s-era West Vancouver house into a truly modern home, while adding just 100 square feet to the existing footprint.

The exterior palette is a blend of stucco, glass and mitered corner clear bevelled cedar siding, with high levels of finish. Those materials are offset by a champagne-coloured diamond-shaped metal panel accent.

Inside, bamboo floors are accented by zebra wood, fir and wenge in millwork. The selection of materials creates dramatic contrast in colour and texture. The soaring ceilings and skylights of the clerestory spaces emphasize the volume and give the impression that much more square footage was added. EI

Condo bath on a budget

A few hundred dollars well spent can transform the bathroom

Looks like granite, but the countertop is two-inch-thick laminate, at a cost of about $375 to cover six feet - one-fifth the cost of a solid surface counter.

By Sylvia Shaw f you've decided your bathroom is too dull and has lost that inspirational spalike feel, a makeover may be in order. Unfortunately, it can cost $5,000 to $20,000 to remake even a small condo bath, according to estimates from the National Kitchen and Bath Association and Greater Vancouver RenoMark members.

Yet the bathroom is a small space and, with the variety of bath-related products on today's market, you can refresh yours to look fantastic on a very slim budget, said a cost-conscious consultant.

It's the same idea as transforming your office-appropriate look to night-on-the-town glam.

First, says Jeffrey Rebiffe, of the My House Design Build team, think of creating a focal point for your bathroom makeover.

"Because the bathroom is small, pay attention to details where the eye will look first/' he said. As such, cabinets may not be as important as countertops.

A high-end imported granite or marble can cost $1,500 to cover six feet of counter. But Rebiffe explains that laminate countertops wear extremely well and are available in any style, including marble or granite designs. For a standard laminate of 1.25 inches thick, the cost to cover six feet would be about $225. Go crazy and upgrade to a two-inch thick super lamin-

ate, and the cost is only about $150 more. Plus you'll save on the labour costs of installing vinyl laminate.

You can save on faucets by ignoring both expensive designer styles and very low-cost knockoffs. Instead, Rebiffe said, choose products from established, mass-produced brands like Delta and Moen, who not only compete in styles with the European designer labels, but are low-maintenance and usually fit right into existing plumbing.

Plumbing, in fact, is a key factor in a budget bathroom makeover, Rebiffe said. In general, do not move any of the plumbing fixtures, just replace faucets and showerheads. For the toilet, go with proven brands and don't get too fancy. "Honestly, people aren't wowed by a designer toilet/' Rebiffe said.

For low-cost, high-quality floor tiles, Rebiffe recommends heading to "tile central" around Burnaby's Boundary-Lougheed area, home to wholesalers

Tierra Sol, Julian Tile and Ames Tile. "You can save 90 per cent off the regular price on incredible tiles/' he said. Imported slate border tiles that can cost up to $9 each can be found for $1 to $2.

Also, check building-supply dealers. The sudden downturn in condo building has left some with large inventories of bath items.

Rebiffe also recommends bright paint, perhaps two contrasting shades to get a wow look. He also notes that many lighting stores have low-cost mirrors, and the combination of the right lights and mirrors can truly transform a bath at low cost.

Other tips: go with standard sinks or porcelain vessels - undermounted sinks can be expensive to install. Never opt for a steel enamel sink, no matter how inexpensive. "They always look cheap/ he said.

According to Rebiffe, a standard six-foot-by-eight-foot condo bathroom can be changed completely for less than $2,000 with planning and some legwork. IIH

How to choose furniture to reupholster

You've painted and papered and now you're ready to add some pizzazz to your newly renovated room.

While buying new furniture may sound tempting, sometimes giving a new look to a favourite piece may be the better way to go, particularly if you're looking for a quality finish. So how do you decide whether to toss it or transform it?

Age is one important factor, explained Alf Dixon, an expert upholsterer and co-owner of Cypress Upholstery on Vancouver's Main Street.

"If the piece is at least 25 years old, then it's worth putting some money and time and effort [into it]/' said Dixon.

This age factor is particularly important when it comes to chairs. He said that renovators should check if the frame is loose and the padding is OK before bringing it in for upholstering. If both of those features are in good condition, then the upholstery should be an easy job - about $160. Otherwise, renovators can expect to pay an extra $80 to $100 for the padding necessary to fix up the chair.

"If the chair is really in bad shape, it's not worth doing," said Dixon, adding that a new bedroom chair can cost $100.

Armchairs, bedroom chairs, couches, ottomans and headboards can all be upholstered with a wide variety of fabrics and finishes. These days, many young people prefer to slipcover a chair or couch instead of spending the money to reupholster it. While it does not have the same look or feel, it will give a newly decorated room an extra sense of change without digging too deeply into one's wallet.

Re-upholstering furniture can be pricey. Expect to pay about $2,000 for a couch and $1,200 for a regular armchair. Buying new, quality furniture of similar ilk, however, can also cost a pretty penny - upwards of $1,000 for some pieces - so the investment in your old furniture may be more than worth it.

To this end, most home renovators should consider how much they enjoy the chair. If it is a piece that holds special memories or has been in the family a long time, upholstering it may be the only way to go.

"If it's a chair that you're really fond of and it's an heirloom then absolutely it's worth having done/' said Dixon, who co-owns the store with Meech Yet. 'All the stuff we do in our shop is really old, mostly antique stuff" ■
